is situated in Gargano, Apulia, few minutes from the sea of Rodi Garganico and the lagoon of Varano, in front of the Tremiti island.
The structure is situated in Ischitella, on a panoramic hill immersed in the brightness, the scents and the sounds of uncontaminated nature, a wonderful position to visit the entire promontory.
The property was created restoring four ancient farmhouses of the 1700. It is connected to the public water main and equipped with photovoltaic system of 20 kw.
It can hosts up to 30 guests in rooms comprising bathroom with shower, air conditioning and heating.

The property has a surface of about 1400 sqm with 18 bedrooms and 27 bathrooms on a plot of 20 hectares:
- 12 double, triple and family bedrooms, divided into two different buildings, 30 metres one from the other. On the ground floor of one building there is the bar overlooking the large pool, near a wide meeting area, reading room, TV, bathroom and showers for the guests and a storage.
- A small suite surrounded by olive, lemon and tangerine trees.
- A house of 300 sqm on two floors including:
1) an apartment on two levels: lounge, wide kitchen, bathroom with shower on the ground floor, three bedrooms, bathroom with whirlpool tub and wide panoramic terrace with view on the sea and the Tremiti island on the first floor;
2) a small apartment with two rooms and bathroom;
3) a single bedroom with bathroom and independent entrance on the ground floor.
- A trullo used as keeper’s dwelling situated at the entrance of the property.
- Restaurant with professional kitchen, 60 seats on wooden tables 100x100 in a wide room with Medieval fireplace, another 60 seats below the panoramic porch where you find a pizzeria corner with oven and small bar.
- Wide pool of 290 sqm with whirlpool and solarium; purification system and balancing tank in underground room.
- Two fields made of artificial turf: a tennis court and a soccer-tennis one. The fields include locker rooms and showers.
- A rough building of 76 sqm to be restored with approved project.
- Four natural caves that could be easily transformed into sauna, wellness centre.
