Plot of Land with Ruined Building and Sea View near Noto

Less than 6 km from the Baroque town of Noto, a property nestled in the Sicilian countryside is offered for sale, comprising approximately 4,000 square metres of land and a ruined building of approximately 40 square metres in need of restoration.

The building offers the opportunity to create a small private home of approximately 40 square metres, by restoring the existing structure and customising the rooms to suit your needs, subject to a technical assessment and obtaining the necessary planning permission.
The panoramic location offers a splendid view of the sea, whilst the Mediterranean vegetation surrounding the ruin creates a peaceful and secluded atmosphere, ideal for those wishing to live in close contact with nature.

A Small Residential Project in the Sicilian Countryside

The plot offers sufficient space to create a Mediterranean garden, relaxation areas and spaces dedicated to outdoor living, making the most of the natural landscape and the panoramic view.

The property is already connected to the electricity grid and has a water supply via an artesian well – key elements for the future restoration and use of the property.
Its proximity to Noto, the sea view and the availability of essential amenities make this property an attractive opportunity to create a small private residence, a holiday home or a retreat nestled in the countryside of south-eastern Sicily.
